Most buyers do not understand the importance of working with, and being represented by, a buyers agent in the purchase process.  While the internet and open houses are good initial options for home buyers during their search, they are time consuming, supply only a partial picture and in no way replace the market knowledge and insight that a professional area Realtor offers.
 
Working with a buyer's agent is essential to your success in understanding market conditions, locating the perfect home and negotiating a successful sale.  If you find yourself wandering weekend open houses and late night web sessions previewing virtual tours, you are missing many wonderful opportunities.
 
Not only do we, as buyers agent, educate our buyers regarding the intricacies of our many micro markets, neighborhoods and changing market conditions, we work diligently on your behalf throughout the entire buying process, coordinating and negotiating hundreds of details to ensure a smooth and successful purchase.

  • Personal Consultation - Before we begin our relationship we sit down with you and strategize based on the needs you define for your your new home.  We also explain what you can expect from us, as your Realtor, and how we can accomplish the goals we set together, to ensure your success.  Throughout the buying process we will maintain your confidentiality and represent your best interests.
     
  • Prequalification - This step will determine how much a lender is willing to lend you so that you can decide how much you are comfortable borrowing.  This will allow you to determine the target/search price range for your new home.  It is imperative to complete this step prior to seriously searching for your new home for two reasons.  1) It makes no sense to begin looking at homes only to find that the price point of the home you fall in love with, is beyond your means, and 2) many sellers will not consider accepting an offer until they know they are dealing with someone who has pre-qualified for a loan.  We can coordinate with your lender of choice or offer contacts for additional lenders to ensure you are getting the best rates and loan programs available to you. 
     
  • Professional Search - We search based on the needs you define and the price range you determine.  We literally visit dozens of homes prior to visiting any home with you. This ensures that your valuable time is well spent in the search process.  Once we have toured with you, we will offer our up to the minute, automated search engine as your personal search assistant. This search engine provides a "quick look" to changing market conditions and is a good compliment to our personal tours with you.
     
  • Market Knowledge - Using our knowledge of market conditions, activity and values, as well as our relationships within, and outside the Realtor community, we are able to give you advance notice of homes prior to market launch.  Ask our buyer clients that we have found homes and negotiated sales on their behalf prior to a home being available to or listed for sale to the general public.
     
  • Personal Search Engine - While not taking the place of personal preview and evaluation on your behalf, our search engine allows you to control the information you wish to receive, allowing you to watch whole markets, as well as zeroing in on specific neighborhoods and streets with results delivered automatically to your email inbox.
     
  • Interpretation and Negotiation - We've found the one!  The home you can see yourself and your family living in-Great!  How do you interpret the sea of disclosure and contractual documents?  What is a fair offer for the property?  That's why you work with us. We will obtain and review all the necessary pieces of the puzzle to ensure that you are educated as to the condition of the property, address and understand any external matters affecting your new home and negotiate a price based on this information.
     
  • Coordination and Continued Support - Once in contract (this third phase - Contract Management following Search and Offer/negotiation) our job continues.  We communicate and coordinate with all parties involved, from your lender to title and escrow to selling agent, appraisers, inspectors and more.  We continually update you and keep you apprised of the process and timing requirements throughout the entire transaction.  Additionally, should you have questions or need support after the close of escrow - we are just a phone call away.
